How It Works
- 1. Tell us which building it is. The first question on the phone is whether this is a house or a tenant space, because the answer changes which estimator comes out, the take-off method and the permit path. A homeowner gets an in-home measure. A tenant or property manager gets a site visit with a lift assessment and a note on whether the work has to happen after hours.
- 2. Measure, then interrogate the opening. Every opening is measured at three points for width and height and once diagonally for square. On houses we probe the sill and lower jambs for rot and for stucco patched over an old leak. On storefront we record the framing profile depth, the glazing method and the glass bite, because a one inch insulated unit will not go into a system built for quarter inch monolithic glass.
- 3. A quote that separates the two scopes. When a job has both, the residential and commercial portions are priced on their own lines with their own warranty terms attached. You see the glass makeup, frame material, finish, permit and inspection allowance, and lead time. Nothing gets folded into one per-window number that hides which half of the job is the expensive half.
- 4. Install, inspect, hand over the paperwork. Residential installs are flashed, insulated with low expansion foam and sealed before any trim goes back. Commercial openings get the subsill and end dams set before a single lite is glazed. You keep the labels, cut sheets, finish specification and both warranty documents in one packet, because the day you need them is years from now.

Yes. The City of Ontario Building Department permits residential window replacement, and a straight like-for-like retrofit is usually an over-the-counter or online submittal with no drawings. Commercial glazing is a different animal.

How much does window replacement cost in Ontario?

Why does storefront glass take six weeks when house windows arrive in ten days?
Residential windows are built from a catalog of stock sizes and usually sit in a regional warehouse. Commercial glass is fabricated to your opening. A tempered or laminated insulated unit has to be cut, edged, heat treated, assembled and cured, and heat treatment cannot be hurried. If the lite is oversized or the finish is a special anodize, add more time. We board the opening so the space stays secure and trading while it is in fabrication.
Is aluminum a bad choice for windows now?
For a house in Ontario an untreated aluminum window is a poor choice and has been for decades, because the frame conducts heat straight through and sweats in winter. For a commercial opening it is often the only sensible choice, since nothing else will carry a twelve foot lite or absorb the abuse of a public entrance. The distinction is the thermal break. Commercial framing with a polyamide strut behaves nothing like the 1970s residential slider people remember.
Do you work in the neighborhoods under the airport flight path?
We do a fair amount of work under the Ontario International Airport departure corridors and in the office suites near them. Laminated glass with a thicker interlayer, or two lites of unequal thickness inside one insulated unit, does more for aircraft noise than adding a third pane does. It is a real improvement rather than a cure, and we would rather write that on the estimate than sell it to you as soundproofing.
Can one company really do both houses and commercial storefront?
Yes, but only if it runs them as two operations. The C-17 glazing classification covers both and the same license number appears on both permits. What differs is the crew, the equipment, the estimating math and the warranty document. A company that hands a business owner a residential window quote with a lifetime warranty printed on it has not understood that a lifetime warranty does not apply to a commercial building.
